When You Need the Best Exterior Remodeling Services, Choose Maxwell Building Services

Your home’s exterior appearance is what gives it its curb appeal — or lack thereof as the case may be. It also says a lot about you as a homeowner. Does it proclaim you to be someone who is proud of your home and the neighborhood in which it’s situated? Or does it look like it belongs to someone who doesn’t particularly care about your and your neighbors’ home values and consequently allows it to become ever more shabby looking? Keep in mind that a shabby home exterior not only looks bad, but it can also actually damage your home’s structure. Maxwell Building Services has the expertise and experience to provide you with any exterior remodeling you need or desire.

Exterior Remodeling Examples

Exterior remodeling can be as simple or complex as you desire. Some choices to consider include:

  • New paint
  • New siding
  • New roof
  • New windows and doors
  • New entryway
  • New patio, deck or porch

The design experts at Maxwell Building Services can help you decide which of these will best improve your home’s appearance.

Refinishing

One of the most dramatic and least expensive exterior remodeling changes you can make to your home is that of exterior refinishing. Painting your home a new color and using a complementary or contrasting trim color can quickly transform your home from dull and drab to sparkling new and eminently appealing.

And speaking of trim, you have many choices, including:

  • Wood
  • Vinyl
  • Frieze board
  • Braced arches
  • Scrolled brackets

Siding

When you want to include new siding as part of your exterior remodeling project, you have numerous material choices, including these:

  • Wood
  • Vinyl
  • Steel or other metal
  • Fiber cement
  • Insulated
  • Stucco
  • Brick
  • Concrete
  • Stone
  • Engineered wood

As for colors, siding comes in a variety of them from very light to very dark and everything in between.

In addition to greatly improving your home’s appearance, new siding also makes your home more weather-tight, resulting in lower energy bills. Furthermore, housing experts report that you will recover upwards of 77% of your siding cost when you sell your home.

Roof

A new roof represents another exterior remodeling project that will save you money both in the short-term and the long-term. You likely will notice an immediate drop in your energy bills after installing a new roof since both your furnace and your air conditioner will work more efficiently. And as with new siding, you can recover the majority of your new roof investment when you sell your home — this time upwards of 71%. Once again, you have a myriad of material choices, including these:

  • Solar tiles
  • Asphalt shingles
  • Metal shingles resembling slate, tile and shake
  • Stone-coated steel
  • Slate
  • Rubber slate
  • Clay
  • Concrete

Be sure to ask the experts at Maxwell Building Services if your particular community in Macomb and Oakland county prohibits any type of roofing material, such as wood shake shingles.

Windows

New windows can modernize and beautify the appearance of your home while giving you added insulation. If you haven’t looked at windows lately, they come in a variety of styles including:

  • Casement
  • Garden
  • Escape
  • Bay
  • Double-hung
  • Slider
  • Picture
  • Awning

Some styles have blinds embedded between two panes of glass, which relieves you of your dusting and cleaning chores.

FHA 203k Remodeling

An FHA 203k loan, (sometimes called a Rehab Loan or FHA Construction loan) allows you to finance not one, but two major items 1) the house itself, and; 2) needed/wanted repairs. Because the lender tracks and verifies repairs, it is willing to approve a loan on a home it wouldn’t otherwise consider. The loan addresses a common problem when buying a fixer home: lenders often don’t approve loans for homes in need of major repairs. A home must meet certain safety and livability standards. Some home buyers are handy enough to buy the house and fix it up themselves. But, if the home is too run down, you can’t get a loan in the first place. The 203k lets you buy and fix up a house in one transaction, allowing the lender to approve the loan despite its initial condition. Maxwell Building Services are 203k loan contractors that can help you with remodeling and installation after your loan is approved.

There are two types of 203k loans. Which one you choose depends on the extent of the repair work.

Limited 203k mortgage (formerly known as the 203k Streamline)

This option allows you to do most cosmetic repair work. Things like kitchens and bathrooms.

The stated limit to costs is $35,000. However, an FHA 203k loan requires a “buffer” equal to 15 percent of the total bids. This buffer is called a contingency. It’s a “just in case” fund to cover cost overruns by your FHA loan contractor. (If the contingency fund is not used, it is credited back to you). So, your “real” maximum repair job can cost around $31,000.

Most non-structural, non-luxury items are acceptable:

  • Kitchen and bathroom remodels
  • Appliance replacement
  • Carpet and flooring
  • Roof replacement
  • Painting
  • Repairing safety and health issues
  • Energy-efficient improvements
  • And much more

In short, you can’t do anything structural (move load-bearing walls, add rooms) or change the footprint of the home.

So why choose the Limited 203k option? Because more lenders offer it than the full 203k. And, it’s a much simpler process than the standard option.

203k standard

With this option, you can do just about anything you want to the home, except non-permanent changes or adding luxury amenities.

Structural alterations

  • Convert a one-family home into a 2-, 3-, or 4-unit home, or vice versa
  • Connect to public sewer or water
  • Some larger landscaping projects
  • Improve accessibility for disabled persons
  • Move the house to a different site
